How to Maximise the Value of your Property

All too often a tenant or buyer has been lost when so nearly won over. A city centre property in the Northern Quarter or Timber Wharf should sell itself? Yet, poor furnishings and styling can make the “right” property just another dismal and tedious viewing for all concerned.

Estate agents, lettings agents, landlords and anyone else that is seeking a tenant or buyer is selling a lifestyle more than just spacious bedrooms, a well-proportioned living space and all mod cons kitchen.

When a prospective buyer or tenant comes for a viewing they are imagining their life in your apartment, or to be more precise how it will fit their aspirations and dreams. You could say it is closer to advertising than just the practicalities of somewhere to live.

Yet, many would balk at investing in an interior design service in order to create the kind of impression that will sell. These are the people relying on the selling power of an agent. However, with the tightening market the power balance is moving towards the tenant and buyer.

So how can you differentiate? If your property is worth £200,000 then you should invest between 2% to 3% on creating a well-designed and styled space. This investment will enable you to either achieve a higher selling price or capture a higher and speedier rental.

Going cheap reflects on the property itself. If you are asking people to part with their money, and perhaps quite a sum, you have to add value. Add value, by building comfort and lifestyle through using interior designers and stylists and you can add real value to your property, as others struggle by cutting costs and making false economies.''
